Why do I have to have my own insurance, and pay for the Landlord’s insurance?

Your lease will require you to carry insurance for your business, as the tenant of the property. This is to provide you protection against certain liability for your business. If you pay outgoings and pay for the Landlord’s insurance, this will often cover a more broad range of insurance, such as building insurance, which may be packaged with other insurances (such as Public Liability) that appear to cross over. Landlords typically carry Public Liability Insurance as part of the Building Insurance policy to mitigate potential risks (such as a tenant allowing their own insurance policy to lapse).
